140-unit housing development coming to Marie Place in North Van

At a council meeting today, District of North Vancouver council will issue a development permit for 140 strata residential units at at 405-475 Marie Place. The project was rezoned  in July last year.

The site is approximately 41 ,333 square feet in area and located in the Lynn Creek Town Centre on the west side of Marie Place, north of Crown Street. It consists of 140 strata units in two, six-storey residential buildings above a two-level underground parking structure.

It will have 56 one-bedroom, 61 two-bedroom and 23 three-bedroom units, for a total of 140 units. A two-level underground parking garage will provide 147 residential parking spaces and 14 visitor spaces. The proposal also includes 280 bicycle parking spaces.

The project will construct bike and pedestrian infrastructure along Crown Street as well as a portion of the new westerly commercial lane. According to a staff report to council, the application includes improvements on Crown Street including street tree plantings and streetlight upgrades, pedestrian lighting, curb, gutter, and paving improvements.

The project will also construct a portion of the new north-south commercial lane along the west frontage which provides parking access to the site and will connect Crown Street to Hunter Street in the future. The estimated total value of off-site works is approximately $1,100,000.
