17 cottage-style homes proposed on Marine Drive in West Vancouver

A North Shore developer has submitted a preliminary proposal to redevelop two lots at 6035 and 6075 Marine Drive into a cluster of 17 detached, cottage-style homes. The project, known as “The Cottages at Gleneagles,” aims to address housing affordability in the area while offering innovative tenure options.

The site is close to Gleneagles Community Centre, Gleneagles Golf Course, and Gleneagles Ch’axáý Elementary School and currently consists of one vacant lot and one single-family home.

According to information provided by the developer KCM Construction, the cottages will be two-storey and approximately 1,400 square feet with two or three bedrooms and 2.5 bathrooms. Six homes will be offered under a unique rent-to-own model, allowing people to rent for a fixed five-year term and accrue capital appreciation toward a down payment.  The long-time West Vancouver resident developer describes the initiative as a legacy project.

The development plan emphasizes pedestrian-friendly features, with parking along the Marine Drive frontage and upgraded sidewalks to enhance accessibility. Vehicles will not enter the site itself, which a network of paved pathways and stairs will connect. Residents will also have direct access to the nearby Seaview Trail.

The proposal aims to contribute to solutions for West Vancouver’s ongoing housing affordability crisis. By introducing a “missing middle” housing format, the developer hopes to expand options for families and workers, reduce car dependency, and encourage public transit use.

“Ultimately, this proposal will contribute an example of innovation, ingenuity, and cooperation among the developer, the District, and the surrounding community that will contribute significantly to inspiring solutions to the current housing affordability crisis,” the developer notes.

Public Consultation

A preliminary public consultation meeting hosted by the developer will allow residents to learn more and ask questions.

Location: Gleneagles Ch’axáý Elementary School, 6350 Marine Drive, West Vancouver
