22-storey mixed-use building proposed on West 15th and Lonsdale

A rezoning application to permit a 22-storey development on West 15th and Lonsdale is moving to a public hearing, a date for which has not been set yet.

A successful rezoning for 114-132, West 15th Street would replace the existing commercial spaces with a mixed-use commercial and residential development.

The application by Polygon proposed a 22-storey mixed-use building, with two levels of commercial, including retail and services at ground level, offices, and 136 residential units. There would be 38 one-bedroom units, 77 two-bedroom units, and 21 three-bed units.

 

Parking access is provided off the rear lane to the north, and the developer is providing 198 parking spaces, of which 158 will be resident parking spaces, and 10 residential visitor spaces. “The proposed mix of commercial and residential uses is appropriate along the Central Lonsdale corridor, which is envisioned as a key growth corridor in the City,” notes a staff report to the City of North Vancouver.

The applicant has also offered to make a financial contribution of $100,000 towards the upgrade of the signals at the intersections at West 15th Street and Lonsdale Avenue, and West 15th Street and Chesterfield Avenue. The applicant is also giving over $5 million in community benefits, which includes contributions to Affordable Housing Reserve Funds and Civic Amenity Reserve Fund Contribution, and public art with $300,000 value.
