Twenty-three new townhouses are proposed on 1990-1950 Sandown Place, located at the intersection of Capilano Road near the new Lions Gate Recreation Centre.
The applicant proposed to transform three existing single-family lots to create 23 strata townhouse units in two three-storey
buildings above one level of underground parking.
The units will offer a variety of layouts, including one-, two, and three-bedroom options and three of three-bedroom units are equipped with lock-off suites. The project will provide 41 spaces, with 35 designated for residents and six for visitors.
To proceed, the area must be rezoned from “detached residential” (level 2) to “transition multifamily” (level 4). This will be part of the council agenda on Monday, June 17. Based on projected population growth by 2031, the District needs at least 3,298 housing units, a July 2023 report shows.
“The 23 units proposed in this application contribute to these multiple targets and provide affordable home ownership options as compared to newly built single-family houses,” Development Planner Graeme Budge said in his report.
To mitigate the development’s impact on the community, the district has mandated the submission of a construction management plan to ensure minimal disruption to pedestrian and vehicular movements. The construction firm leading this project is Matthew Cheng Architect Inc., which is behind several residential projects in North Vancouver, such as the 24 stacked townhomes in Norgate in 2021 and 22 townhome at Lions Gate Village Centre in 2019, among others.
