Canada West Group has launched a $150,000 grant program to help qualified buyers purchase homes in its Coquitlam development.

Canada West Group, a family-owned developer with more than 20 years of experience building multi-family homes, has launched a $150,000 grant program to help families and individuals buy homes in the Lower Mainland.

The company announced the initiative on Monday, saying the cash grants are designed to help buyers who qualify for a mortgage but lack the final funds needed to close a deal.

“We’ve been seeing how hard it is for people to get into homes,” said Arash Haidari, Vice President of Business Development at Canada West Group. “With the cost of living rising, the biggest challenge today is being able to save enough to take that last step into the market. This grant program is about giving families that chance.”

Through the program, selected applicants will receive a portion of the $150,000 grant pool, based on how much they need to complete their purchase. According to the developer, a family $10,000 short could cover the gap immediately instead of saving for years.

Haidari added that the timing may be important for buyers. “It is a great time to buy now because there is product available at reasonable prices, but with fewer projects being launched, buyers may face a significant shortage of homes within the next two to three years,” he said.

Applications are available through the Canada West Group grant page. To qualify, buyers must be approved for a mortgage, sign a purchase agreement, and complete the seven-day rescission period before receiving a cheque.

The grants are currently tied to Aavand, a six-storey condominium development in Coquitlam West’s Oakdale neighbourhood. Twenty-three homes remain, ranging from one to three bedrooms, with occupancy expected in late fall 2025. All but one are priced under $1 million.

“This isn’t a discount or marketing gimmick – it’s cash for people who qualify by demonstrating real need,” Haidari said. He added that the company hopes to expand the program to future developments.
