A major redevelopment proposal in the Lynn Creek area would bring more than 680 new homes, commercial space, offices, and childcare facilities to Mountain Highway and surrounding streets.
Richard White Planning Advisory Services Ltd., on behalf of the property owner, has submitted a detailed application for sites at 520–540 Mountain Highway, 1505–1571 Fern Street, and 1514–1574 Hunter Street.
The plan calls for:

338 owner (strata) units 
- 
270 market rental units 
- 
3 live/work units 
- 
72 non-market rental units 
The development also includes 1,123 square metres of retail space along Mountain Highway and Hunter Street, 1,560 square metres of office employment space, and a 530-square-metre childcare facility.
Two towers are proposed: a 34-storey building with an eight- to nine-storey podium, and a 30-storey building with a six-storey podium. A total of 676 parking spaces are included in the plan.
If approved, the project would also dedicate land for the construction of the Green Spine linear park, create a public plaza, and expand mixed-use opportunities in the Lynn Creek Town Centre.
