A preliminary application before the District of West Vancouver outlines plans for a 33-room boutique hotel atop new street-level shops on Bay Street, steps from the Horseshoe Bay ferry terminal.

The four-storey, mixed-use project would consolidate 6408, 6412 and 6418 Bay St.—home to Trolls Restaurant, Spirit Gallery (and its upstairs law office), and Olive & Anchor—into a single building. The ground-floor space will have a corner restaurant, a café, and several small retail bays, including space for the Spirit Gallery.

Hotel rooms would occupy the second and third floors, each with a private balcony facing either Bay Street or a landscaped interior deck. A gym for guests is planned on level two. The top floor is set aside for nine purpose-built rental apartments (five one-bedroom and four two-bedroom) with large roof decks. Underground parking would be accessed from the rear lane, and operable storefronts and sidewalk patios are intended to add animation along both Bay Street and Royal Avenue.

The project will provide a large investment back into the community, the proponents say. “The building represents the highest and best use of these three important parcels within the Village Heart. The commercial aspects of the building will provide ample job opportunities for members of the community.”

The applicant will host an open-house drop-in event on Thursday, July 17, from 6 p.m. to 8 p.m. in the Great Hall of the Gleneagles Clubhouse, located at 6190 Marine Dr., to collect public feedback before submitting a formal rezoning request.
