552 residential units up for council approval at Maplewood

A major redevelopment proposal is set for a key vote as the District of North Vancouver council considers a development permit for a five-building, mixed-use project in Maplewood. The decision will be made at a council meeting today.

The proposal, led by QuadReal Property Group, would transform a 4.39-acre site at the intersection of Old Dollarton Road, Riverside Drive, Front Street, and Seymour River Place. The project would replace an aging rental complex and two industrial properties with 552 residential units and more than 8,600 square feet of commercial space.

The development includes a mix of housing types: 376 condominium units, 116 market rental apartments, and 60 below-market rental units. The plan also calls for two large, privately owned but publicly accessible plazas, designed as community gathering spaces, and a new extension of Seymour River Place to improve connectivity.

The site currently houses Maplewood Gardens, a 58-unit rental complex that would be demolished for the new development. The proposed six-story buildings will be anchored by ground-level commercial spaces, including retail units along Seymour River Place, designed to complement nearby businesses. Live-work units along the site’s perimeter will offer additional housing and small-scale commercial opportunities.

The development proposes 602 parking spaces, allocated as follows: 132 for rental units, 414 for strata units, 56 for visitors, and 18 for commercial use (shared with visitor parking).

The design also includes a central courtyard with seating areas, playgrounds, a dog-relief zone, and pedestrian pathways. Other improvements include new sidewalks, bike lanes, and green boulevards. All parking—spanning 1.5 underground levels—will consist of electric vehicle charging stations, with security gates dividing residential and commercial spaces.

      Look at Montreal 109 years ago and then now.
      My area here in South Florida was farming and ranching by and large. Today developers are putting up 1.5 to 3. Million dollar shacks on procured flat land, no contours, no elevations. Ugly!
      It’s McD crummy boring minimal style housing for the arriving money’ed crowd.

    Soon there’ll be no room to move, we’ll be standing cheek-by-jowl. Where is everyone going to shop? Superstore can’t keep up with demand already, Lonsdale London drugs is maxed out. There are no shopping malls east of the Seymour, so travelling west or south is a given. When disasters strike, because they will, how do we escape? Swim? We already know what a beautiful sunny weekend can do to free-flowing traffic. You have to get somewhere in 30 minutes, well forget that. Are there doctor’s offices opening? How many dentists and optometrists are here east of the Seymour? How many routes east and west through the North Shore are there? If traffic congestion is bad now, what is it going to be like when these places are built? We are not all going to buy electric cars, not that that is the answer to anything anyhow. Public transit does not work for everyone. Are there more schools being built? Are schools going to have to be vertical because there is no more land? What about recreation? Parks? Buildings are replacing recreational sites. I watched a kid sitting on his skateboard watching the skateboard park on Lonsdale being destroyed. What does that tell him about values? What new infrastructure is being constructed, or even planned? Currently, the infrastructure and community facilities we have are inadequate. Keith at Mountain Hwy-Brooksbank is a disaster. A child could have made a better design. Not to mention that most of our roads don’t have lines anymore. Driving in the rain at night is downright hazardous.
    Sorry, but I’m done with densification.

    How do they expect all the cars to even more out of the parking stalls? The roads can barely handle what we have now on the Parkway and the Dollarton. Add in the new Baden Park coming online for move-ins in a year and thats another 350 cars, plus the RavenWoods ongoing development with who knows how many more cars added to that area. “Insert head exploding emoji here.”

    Constantly removing industrial land in favour of residential is caused by thinkers who have list their talent. Start with Mr. Eby in Victoria who has commanded all municipalities to build, baby, build.

    Our country is in a crisis because we no longer manufacture anything. When I was a child (albeit lots of years ago), Canada manufactured just about everything we used right down to the toys I played with. We need to keep our industrial lands for the future as we are definitely going to need some independence from the “global market”.

    Enough already! They are kicking patients out of Lions Gate because there’s a lack of beds, sending them home before their time! What about the infrastructure? What about transportation? I already have to walk 25 minutes because they discontinued one of my buses and rerouted it to another area due to overcrowding elsewhere. What about those poor people who will be out of their current affordable rents! The madness continues in the Riverside/Maplewood area
