Apartments, retail proposed to replace popular Lynn Valley pub

STAFF REPORT
March 5, 2022 6:19am

District of North Vancouver council will soon be discussing plans to redevelop the Black Bear Pub in Lynn Valley. Chris Dikeakos Architects Inc. has applied to develop this site.

The application as submitted proposes 98 rental apartments and approximately 12,000 square feet of commercial space in a six-storey building.

There will be parking for 108 vehicles in an underground parkade. There will be 74 spots for residents, and there will be 34 shared visitor-retail spots as well as 195 bicycle storage spaces.

The site is at the southwest corner of Lynn Valley Road and Valley Centre Avenue and is currently occupied by the Black Bear Pub and surface parking for the pub and Lynn Valley Centre Shopping Mall.

A new pedestrian and cycle greenway is proposed through the site, as envisioned in the Lynn Valley Town Centre Flexible Planning Framework.

OMG, I wish I had said that! Yes, once again there’s zero creativity to make some beautiful and help beautify our District and skyline. It happens ALL the time. Just boxes built.

New towers and condos, same ageing infrastructure. Can we not vote in a Council that will evaluate these proposed developments more holistically?

Where will the Pub move to, or is the NVD just saying; “good bye” too bad for you? The Pub should have a priority to be able to relocate.

District Council needs a reckoning. They can’t seem to tackle affordable housing yet suck-up to market housing while stripping the “community” out of Lynn Valley, soon to be known as the City of Lynn Valley.

How is that they can increase density ridiculously there when there is no effective rapid transit and the highways are already clogged not to mention it looks awful and we are losing the community feel to look as someone said like Metrotown which I don’t see as a good thing . I grew up here . I now don’t recognize it any more .

Enough development of Lynn Valley. A balanced approach provides amenities and housing of mixed types along with green space.

We need at least two more crossings before one more condo gets built…

Who benefits from the increased density? It certainly is not the residents nor the environment.

No way..stop building in Lynn Valley..Don’t tear down the local Pub,what we need are a couple more crossings ..it is insane what the developers have done to The North Shore…I hope someone petitions no more building and leave the Black Bear Oub where it is…

absolutely agree with Lynn- whenever my wife and I happen to visit the Mall, and our dentist, from our upper Lonsdale area — a bite of lunch at the Bear is most pleasant. Good place for our visits with other seniors as well. Barry

The planning department and the Council must be both blind and tone deaf if they think this drab and unimaginative architecture enhances the neighbourhood, community or district as a whole. While we may need more housing, it should not be provided at the expense of the very amenities that give the District character and make it a desirable place to live. Council needs to focus more on the well-being of the current residents and a little less on those who are not yet here.
