City of North Vancouver sets public hearing for 12-storey housing proposal

The City of North Vancouver will hold a public hearing on November 24 regarding a proposal to permit two new residential buildings—including one rising to 12 storeys—at 1540 St. Georges Avenue and 215–235 East 16th Street.  The plan requires amendments to both the Official Community Plan (OCP) and the zoning bylaw.

According to the City’s public notice, the proposal seeks to rezone multiple parcels from Residential Level 5 to Residential Level 6 and to increase the maximum permitted height from six storeys to 12 storeys.

If approved, the project would allow construction of two buildings, one six storeys and one 12 storeys. The development would include 176 secured market rental units, 20 mid-market rental units, and 53 strata condominium units. A Housing Agreement Bylaw would secure the rental units in perpetuity.

The plan also includes reductions or variances in several zoning regulations, including setbacks, unit separation requirements, and parking configurations. The 12-storey “West Building” would be restricted to a height of 39 metres, while the “East Building” would be limited to 20 metres.

Residents who believe they may be affected can submit written feedback by email, mail, or in person before noon on November 24. Council will review all submissions during the public hearing and will not accept comments after the hearing concludes.

People may also speak at the meeting in person at City Hall, or by registering to participate via Webex or by phone. Registration for remote participation closes at noon on November 24.
