At a council meeting on March 2, the District of North Vancouver will discuss issuing development permit for a rental building in Lynn Valley. The 66-unit, six-storey market rental building is located at 1149-1155 Lynn Valley Road.
According to the report, the 66 units will be a mix of studio, one-bedroom, and two-bedroom market rentals ranging from approximately 427 to 882 square feet.
According to a staff report, the project will deliver ‘significant’ community benefits alongside the rental units. The developer offers roughly 120.9 square metres of land for sidewalk and active transportation improvements. Meanwhile, off-site works, including road upgrades, street trees, and sewer and utility improvements, are estimated at $750,000.
Development cost charges will contribute $2.1 million to the District, Metro Vancouver, and TransLink.
The project will provide 58 underground parking stalls. The Advisory Design Panel reviewed and supported the application in 2023, requesting refinements to the amenity space, ground-floor materials, and corner seating, all of which have since been addressed, the report notes.
