The proponent of a six-storey building on Lonsdale Avenue is back at CNV council with a new proposal that includes reduction in height and an increase in three-bedroom apartments.
The council had earlier rejected the proposal in 2019, and asked the developer to increase the number of three-bedroom units and to decrease the height of the building being proposed at 2612 Lonsdale Avenue.
The applicant, Nor-Van Vliet Properties Ltd., has come back to increase the number of three-bedroom units from one unit to three.
The city’s Housing Action Plan provides that at least 10% of units be three-bedroom or more to accommodate families.
The proponent achieved that by changing the unit configuration to reduce the number of one-bedroom units from 16 to 12.
This results in the total number of proposed units being reduced from 26 to 24.
The proponent has also kept it as a six-storey building, but is proposing a reduction in height from 65 ft. to 61 ft., and a further setback of the top floor.
The applicant has also proposed to extend the term of the mid-marker unit from 10 years to “in perpetuity” in keeping with the city’s current policy.
