Developer seeks extra density for condo project on Earls site

Darwin Properties has applied for zoning amendment and development permit for a 26-storey condo building at the former Earls Site at 303 Marine Drive.

The building will be located at the most eastern point of West Vancouver at Marine Drive. The site is bound by the District of North Vancouver (DNV) along the eastern property line.

Darwin had initially proposed 133 units, but then revised the project for 141 units when it became before council in 2018. The proposal also included 48 market rental units and 6 non-market rental units.

District of West Vancouver granted rezoning in July 2018.

The developer is now seeking to add another 35 units. Three additional parking stalls, and three guest suites are also being provided.

A zoning amendment by West Vancouver council would allow 176 units.

There is no increase in storeys or in maximum floor area ratio, however. All additional 35 units will be created by rearranging the floor plans.

As many as 201 underground parking spaces, and 209 underground bike storage spaces are being provided.

Council provided first reading for the amendment two weeks ago and a public hearing has been rescheduled to March 10, 2020, at 6 p.m. in the Municipal Hall Council Chamber.

The developer is also hosting a public information meeting at 303 Marine Drive. The meeting will be held from 6 to 7:30 p.m. on Wednesday, January 29, 2020.
