District of West Vancouver council will vote this coming Monday on an OCP amendment and a development permit for a ten-home multifamily project in Horseshoe Bay. The development received second and third reading at the March 7 council meeting.
QUMA Properties Inc. has submitted the application to develop Tantalus Gardens, a ten-home multi-family residential project in Horseshoe Bay. The properties being consolidated to form Tantalus Gardens include 6403 Nelson Avenue, 6407 Nelson Avenue and 6404 Wellington Avenue.
Tantalus Gardens is billed as a “pocket community”, a tight-knit residential area connected by communal pathways and garden spaces. It will consist of ten infill homes of approximately 1,700 sf of above grade living, with three-to-four-bedroom layouts.
Tantalus Gardens is proposed to be Horseshoe Bay’s newest Pocket Community.
It takes inspiration from the original charm and character of the 100-year-old Pocket Community of The Horseshoe Bay Cottages on Nelson Avenue. Much like the original cottages of this neighbourhood, Tantalus Gardens offers to provide a cluster of small, distinct residences spread out over a common garden property.
“We believe that Tantalus Gardens is not just about “right-sizing” but also about “right-living”. With a mixture of unit types, Tantalus Gardens will provide the much-needed three-to-four-bedroom layouts suitable for young families, professionals and downsizers,” says the developer.
Tantalus Gardens will be an alternative housing option for seniors who want to downsize, or for young families who want to move into West Vancouver, the company adds. There will be 10 attached garage parking spaces with three driveways accessing two individual garages on Wellington and Nelson Avenues and one common driveway on Rosebery Avenue accessing the remaining eight garages from an internal shared driveway.
Public realm additions including pedestrian connections, a new sidewalk along all the street frontages, extensive landscaping, and a common resident outdoor gathering spaces.
Oh, for God’s sake. What the heck is a middle home? Middle class. Middle income. What the heck is middle income? $200,000 per year? $1,500,000 per year? I have never earned more than $35,000. Does that make me lower income? Without a definition and by whose standards it exists, we have NOTHING.
If the owners could instead, build three, 5,000 sq ft houses than what is proposed, then I prefer the 10 smaller house option.
Agree 100% and I see no value in the existing structure.
