Development permit sought for 104-unit townhomes in North Vancouver

A proposed 104-unit townhouse development in Lions Gate Village is set to go before the District of North Vancouver Council for a vote tomorrow. The project would replace 10 single-family lots at 1915-1987 Glenaire Drive and 1974-1990 Belle Isle Place with multi-unit housing if approved.

The application has gone through extensive council review in the last three years.

The proposal includes 10 three-storey townhouse buildings atop a single-level underground parkade. The units range from one- to three-bedroom layouts, with 14 of the three-bedroom homes featuring lock-off suites that could be used as rental units. The project proceeded to First Reading on July 22, 2024, followed by a Public Hearing on October 1. The second and third readings was granted on November 18, 2024.

The proposed development includes improvements to public infrastructure, such as a new road extension linking Belle Isle Place to Glenaire Drive, to enhance connectivity for pedestrians, cyclists, and vehicles. A public plaza at the corner of Fullerton Avenue and Belle Isle Place would be an entry point to the newly redesigned Belle Isle Park.

The developer has committed to a Community Amenity Contribution (CAC) of nearly $1.93 million, in addition to approximately $1.865 million in off-site improvements, including street upgrades, landscaping, and public seating areas.

    Why not ? The lower portion of Marine and Capilano are already a night mare! Too bad we have members of council that continue to support all density projects in the area. I sincerely hope the voters will pay attention in the next election and vote for sustainable growth not special interest groups that support the whims of the current provincial Govt.
