The District of West Vancouver has opposed a proposal to subdivide a property in the Dundarave neighborhood.
Under the RS3 zone regulations, any newly created lots through subdivision must meet specific criteria, including a minimum lot area of 975 m² and a minimum lot width of 18.3 m.
However, the proposed lots fall significantly short of these requirements, with Lot A spanning just 493.1 m² and a width of 12.6 m, and Lot B covering 618.5 m² with the same narrow width.
The District, in a report, expressed its disapproval, citing concerns that the subdivision would result in lots that are markedly smaller and narrower than the surrounding properties, disrupting the established neighborhood lot pattern and incongruent with the existing developments.
Community members have echoed these apprehensions, particularly highlighting the potential precedent the proposal could set for future subdivisions in the vicinity. Additionally, they voiced fears that the increased density could strain aging infrastructure, escalate traffic congestion, and compromise privacy.
Community concerns extend to the proposal’s failure to address affordability issues within the neighborhood, casting doubt on its overall suitability for the area.
Currently, the site located along Queens Avenue hosts a one-story single-family house and is surrounded by similar single-family houses.
this should be apposed and not approved; however, the ridiculous new NDP pushed BC Law likely overrides what the DWV is saying will have a massive and horrible impact on municipalities around the Province! The NDP MUST be defeated in October! This is just the first of many problems their land and property laws will cause!
