Mixed-use building proposed to replace commercial building on Clyde Ave

At a council meeting on October 28, West Vancouver Council sent a proposal for a new three-storey building to public consultation.  The proposed mixed-use building at 1485 Clyde Avenue will replace a vacant commercial building. The building is empty but was owned by an equipment rental business from 1995.

 

 

The proposal submitted by a local developer envisions a three-storey building with commercial spaces on the first two floors and three market-rental apartments on the third floor. The development proposes approximately 6,401 square feet of commercial space and 2,472 square feet of residential space.  Two one-bedroom suites and one two-bedroom suites and a communal rooftop patio are being proposed.

The site is located on Clyde Avenue between 14th and 15th Streets and is part of the Ambleside Centre 1 (AC1) zoning area. It sits alongside a newer three-storey mixed-use building to the west and an older one-storey commercial building to the east.

Reduction in parking

The developer is seeking a parking variance. Under current commercial zoning, the site would need 19 parking spaces. However, due to the lot’s size constraints and location, the developer has proposed just three parking spaces accessible from the rear laneway.

Council staff support the proposed parking variance, citing the development’s proximity to Marine Drive, where public transit and local amenities are available. A staff report notes that the Official Community Plan (OCP) also supports reducing off-street parking requirements in areas near transit and amenities.

Staff recommend the project provide a traffic consultant’s parking study if it advances to the formal application stage. Community consultation will include a public information meeting to be held by the applicant. The date for the meeting has yet to be announced.
