Public hearing for single-lot subdivision in West Vancouver in September

The District of West Vancouver has rescheduled a public hearing for a subdivision of a property on Palmerston Way.

The rezoning at 2237 Palmerston Avenue will allow the property to be subdivided from one lot into two single-family lots. The District has rescheduled the public hearing to September 18 at 7 pm in the municipal hall. It was earlier scheduled for July. The proposal is to rezone an existing 19,242 square feet lot into two smaller properties. Each new lot would be approximately 9,500 square feet in size, with approximately 4,500 square feet of residential building on each lot.

A zoning amendment is required to allow the subdivision as the proposed lots do not comply with the minimum lot area requirements of the RS3 zone, which requires that all new lots created through subdivision must have a minimum lot area of 975 m.

The zoning amendment will provide for a site-specific exception in the RS3 zone to allow the proposed subdivision. The proponents held a public information meeting about their proposal in March last year.

“Our proposed subdivision will create two smaller lots similar in width and area to the five RS5 lots on the South side of this block. Some of the lots on this block are smaller than the two lots we are proposing; thus, the streetscape will not be changing much. Also, on the street above Palmerston Ave on South side of Queens Ave, some of the existing RS3 Properties have the same width and area as the two lots that we are proposing with our subdivision,” the owners note.
