Public hearing set for rental development north of Park Royal

A public hearing has been set for a six-storey rental apartment building proposed near Park Royal.

At a meeting on January 23, West Vancouver council read the OCP Plan amending and rezoning bylaws for the first time and scheduled a public hearing on March 6.  The District of West Vancouver received a rezoning proposal for the redevelopment of 671, 685, 693 Clyde Avenue and 694 Duchess Avenue by Park Royal Shopping Centre Holdings Ltd. in October 2021.

The development is located just north of Park Royal Shopping Centre.

 

The Proposal

The developer has submitted an application for residential rental studio units that includes 201 residential studio apartment rentals, 50 parking stalls, and 303 bicycle storage spaces. The development will be a six-storey residential building with landscaped rooftop amenity.

Access to an underground parkade is proposed on the east side of the site from Clyde Avenue. Council considered the proposal at a council meeting on November 21 but deferred it until January 23 to allow for more public engagement.

The consultation was done in-person and online, and a public consultation update was provided to Council.

    Taylor way and area is overdeveloped traffic issues come first. Need to relax on all this development in West Van fix traffic issues first.

    The tree North Shore Municipalities should refuse to add one more residential unit until Premier Eby gets his act in order and completes, not announces, not starts, but completes a third crossing plus the City of Vancouver improves the flow of traffic to places such as the cancer centre, the hospitals and the airport. Then, and only then should more housing be added to the north shore.

    The proposal sounds reasonable on the face of it. However, 50 parking stalls? Really? Do they really think that three quarters of the tenants will move in without a car? And as stated above, we on the north shore are already overbuilt with our woeful traffic problems. Rush hours are already compounded by the traffic that comes from the ferries and from the Sea to Sky regions without counting those of us who actually live here. First things first.

    North Vancouver has since 2016 created 1690 secured rental units including 201 family 3 bedroom units, 142 mid market rentals with an increase of 15% in rental units. 5 developments are under construction with 523 units including 59 family and 53 mid market units. 5 more are in planning stages with 81 family units and 51 midmarket rental units. There are 10 applications for secured market rental. This is from the minutes of a council meeting last year. They have the space, have been set up with apartments for years. They are a bus ride away from west vancouver. They have always been the bedroom for West Van workers. We do not need to plug up Taylor way with more people. More people means more infrastructure, doctors, services, rec centres. Its a snowball running downhill on a sticky snowy day. Stop this madness
