Public info meet for proposed three-storey building in Dundarave

The District of West Vancouver has received a development permit proposal for a three-storey building in Dundarave.

The mixed use development will be location from 2452 to 2490 Marine Drive, from Truffle House all the way west to Shoppers Drug Mart.

Dundarave Beachside LP and IBI Group have submitted a development permit application to redevelop ‘the heart of Dundarave’ to include retail, commercial, and residential components in a three-storey building.

The proposed building is mixed-use with 55 residential units and approximately 27,300 square feet of commercial, which included office and retail space. An underground parkade, accessed from the lane, will include 147 parking spaces.

“The building will be 3 storeys high fronting Marine Drive and 4 storeys fronting Dundarave Lane. Access to the site will be via Dundarave Lane to the south of the site. Parking provided in an underground parkade intends to meet minimum requirements set out in the District of West Vancouver,” according to the documents provided by the applicant.

The applicant is hosting a public information meeting in virtual and in-person formats on its preliminary redesigned plans.

    Sorry folks, too high, blocks light and more importantly, sunlight across the street where people love to sit for coffee and socializing, even in winter. VERY IMPORTANT. Scale it down a bit. The underground parking is good. Keep the Dundarave as true as the original West Vancouver as much ch as possible. It will be an heirloom. We know people who come all the way from Dep Cove in North Vancouver to spend time in Dundarave. Please DONT ruin it.

    Dundarave has the charm of a neighbourhood; the friendliness of a community and the good fortune of changes that have been of benefit; the center garden strip; the lamp posts; the places where people can sit and socialize, watching the world go by – realized visions of former residents & Mayors. Let us endeavour to keep this remaining block of West Vancouver charming together with adding some additional needs of the community; ie office space & housing.
    The inpact of the height is what concerns me the most, perhaps some gaps in the 3-storey proposal would help alleviate the lack of light this would cause.

    Too high …. The street will feel like a downtown city tunnel. Let’s keep the village feel that we all live here for and have paid huge taxes for over many years.

    TOO HIGH!!!! Let’s keep Dundarave Charm, and our inviting main street, in tact. Who wants to stroll through a tunnel on the Main Street, not to mention the blockage of sunlight.
    Our council is OUT OF CONTROL!

    The developers for this proposal are requesting a variance in order to provide greater height and density than existing zoning allows. Why can we not have developers that are prepared to follow existing zoning instead of always trying to push the density envelope?? I believe this developer has done a fairly good job architecturally of trying to deliver modern seaside village character, and I respect that, but its is too massive for our charming Dundarave village. This property was purchased about 5 years ago and has already provided considerable increased value over this period, and I see no reason why it should need a variance increased height and density beyond existing zoning to obtain a reasonable return. What is the net benefit to West Vancouver of a few more condo units associated with this variance when they require an increased massing that puts the development out of scale with the rest of our charming village?
