Rental building proposed to replace nursery in North Vancouver

The rezoning application for 705 West 3rd Street comes before council today

Enhancing North Vancouver Rentals: Proposed Rental Building Set to Replace Nursery

The City of North Vancouver has received a rezoning application for a proposed six-storey rental building that will replace the GardenWorks nursery.

The rezoning application for 705 West 3rd Street is for a mixed-use building containing a child care facility, 70 rental apartments, and a roof-top common indoor amenity room and an outdoor amenity area.

The proposal also includes an open plaza with art and seating area for the public while they wait for the bus.

As many as 47 one-bedroom North Vancouver rentals units, 12 two-bedroom units, and 7 three-bedroom units are being proposed in this development, and all units will be rentals for perpetuity.

The applicant is also proposing a child care facility that can accommodate up to 144 children.

The applicant has agreed to dedicate 19.7 feet of frontage off Marine Drive to accommodate future transit needs of the City.

This land will be used to a facilitate a new bike route connection along Marine Drive from the existing path behind the mixed-use development at 725 Marine Drive and the pathway at the southeast corner of Bewicke Avenue and West 3rd Street.

The land will also help create a new plaza and improved bus stop for the Rapid-Bus route along Marine Drive.

According to a staff report to council, the land the applicant was giving to CNV is sizeable, which made the developable area small.

As a quid pro quo, council has decided to sell a portion of the City’s surplus right-of-way along Bewicke Avenue to the proponent.

This exchange, CNV says, would result in a net increase of 2,497 square feet of road area for the City and enhance the  Main-Marine Rapid Bus line.

The development at 705 West 3rd Street will contribute to the availability of North Shore rentals, providing more housing options for residents in the area.

    In my view there are several condos in the area- I would have thought city council would have
    voted for affordable housing in the past, rather than market housing.
    The garden works will be missed! It lost a home in Edgemont as well.
    Well lets hope West vancouver and Lynn Valley will retain garden centers.

      Hi Louise. Gardenworks is staying in North Vancouver and we are thrilled! We are building our beautiful new garden center at 95 Philip and it will be open this spring.

    Absolutely need to keep remaining garden centers- the environment needs more green not more asphalt and concrete.
