City of North Vancouver is considering a rezoning application for a six-storey, self-storage building at 309 Kennard Avenue, near Park and Tilford Shop and Gardens.

The site is located at the corner of Kennard Avenue and East 3rd Street in a light industrial and commercial area of the City. The applicant had earlier proposed a 13-storey building but has since revised the proposal.
The new proposed six-storey building would be approximately 226,807 square feet in size. The main floor will also includes an office, a small commercial unit, and parking at 309 Kennard Avenue.

The site is located in close proximity to Park and Tilford commercial area, and the property is designated Mixed Employment in the OCP, which allows for light industrial uses, including storage.
To the south are heavy industrial uses and to the immediate west is the Moodyville neighbourhood.
As many as 33 parking spaces and 4 loading spaces would be provided.
“The applicant’s technical transportation analysis has confirmed that based on local demand and the low-occupancy nature of self-storage use, this number of parking spaces is sufficient,” says a staff report to council.
