The District of North Vancouver Council will review a 12-unit townhouse project at 1883-1901 Glenaire Drive at its Monday, January 12 meeting. The proposal would replace two detached homes and consolidate part of an unallocated lane.
The project, submitted by Rodcon Construction Management Ltd on behalf of 1354760 BC Ltd, would feature twelve townhouses, including two with lock-off suites. Each unit will have outdoor space, and a central pedestrian path will connect homes to Glenaire Drive and the future extension of Belle Isle Place.
One level of underground parking is planned, including EV charging and an accessible space. Most units are three- to four-bedroom layouts, designed for families. The lock-off suites add flexible living options, according to the council documents.
According to a staff report, improvements are estimated at $190,000 and include upgraded sidewalks, street lighting, and boulevards. The developer will also provide a $378,008 Community Amenity Contribution for parks, public art, or affordable housing. Landscaping will replace six removed trees with about 30 new ones.
Public consultation in 2025 drew seven comments. One resident supported the project, while five expressed concerns about traffic, densification, and community amenities. Staff report that these concerns have been addressed.
Council will consider first readings for the required Official Community Plan Amendment Bylaw 8756 and Rezoning Bylaw 8757. Both bylaws will then be referred to a public hearing. If approved, the project will proceed to a detailed development permit review to ensure compliance with design, sustainability, and accessibility standards.
