District of West Vancouver is filing a notice at the Land Title Office for four properties for making changes without getting necessary permits. Three of these properties are strata units near Park Royal, while the other is a single-detached home in Westmount area of the community.
In early 2021, District staff observed that a second-level addition with electrical work was being constructed above the garage at 3153 Travers Avenue. However, no building, electrical, or plumbing permit was applied for or issued.
The District notified the owner that they needed to apply for a permit and issued a “stop work” order. On subsequent visits, staff observed that the “stop work” notice had been removed, and construction was continuing.
Several notices were issued to the owner, including fines. However, construction continued, despite repeatedly posted “stop work” notices. The situation remains unresolved. On January 24, Council directed staff to register a notice at the Land Title Office on the property title.
“Filing a notice on the land title is intended to protect prospective purchasers or lenders that this property has unresolved issues,” says the District of West Vancouver.
A notice on land title was also placed on three strata units located at the West Royal Towers near Park Royal for doing work without permissions. The District issued a “stop work” order at each property, but the notices were removed. The situations remain unresolved.
Council directed staff to register a notice at the Land Title Office on the title of each of the three townhomes.
