199 micro apartments proposed near Park Royal in West Van

West Vancouver council will vote on  a proposal for a six storey “micro-unit” market rental building near Park Royal at upcoming council meeting.

The rental micro-unit housing development will be located at the corner of Clyde Avenue and Taylor Way.

The development proposes 199 move-in ready, micro-units ranging between 350-440 square feet in size.

All units will be 100 % market rentals.

The residents will have access to rooftop amenity garden, shared indoor work spaces, indoor dining and outdoor fitness areas, according to a report to the council.

The site comprises of three lots fronting Clyde Avenue, as well as a single lot fronting Duchess Avenue. The site is presently an ancillary parking lot for Park Royal North.

The micro-units, the developer says, is a creative solution to help West Vancouver address some of the housing challenges in West Vancouver.

Parking for the micro units would be provided within an underground parkade accessed from Clyde Avenue.

However, the proposal includes a total of 49 parking stalls for 199 units.

“Given the limited number of stalls proposed, the parking rate will require further review,” notes a staff report to council.

    So more traffic at an already congested site. With not enough parking they will be using up the Park Royal spaces – not a good idea
    What is really needed is a Taylor Way on ramp to the bridge that avoids the congestion at Marine and Taylor Way
    A through road behind Park Royal to Bellevue would also help

    Ohhhhh I get it.
    We aren’t going to have cars don’t you know, so all the parking spots will be free operating space for EVO or some such. Yea yea… I would LOVE my mortgage payments to help pay for such UNPARKING spaces, wouldn’t you? In fact, there should be government sponsored incentives for this idea, right?

    Until we get traffic under control and another crossing it makes no sense for more traffic. Appears to me West Van is only interested in more taxation instead of solving are current traffic issues.

    Yes, I agree. All levels of government have to resolve congestion and over development. The City of North Vancouver, the District of North Vancouver are all adding more and more units without any regards to our infrastructure. The libraries are full, the hospitals are overcrowded, the schools have reached have reach their capacities, the roads are congested and the parks are full. It is so stressful to deal with the density. European countries develop, they first develop the infrastructure than add units. In our area, the government have not regards for their residents.

The City of North Vancouver, the District of North Vancouver are all adding more and more units without any regards to our infrastructure.     Many people have decided that expenditure to buy a private car is not good value for money (which could be spent to reduce private debt or for holidays)- over $12,000 a year according to BCCA (depreciation, insurance, fuel, repairs, parking- if it can even be found! etc.)
    You can buy a lot of taxi rides for $12,000 or even rent a car when this is less expensive on weekends.
    With this increasing trend why should people (consumers and developers) pay for parking places which will soon be obsolete. The money saved could provide more housing or less cramped apartments.
