A major housing and commercial redevelopment in the heart of Maplewood could take a big step forward this week. The project received first, second, and third readings in July 2024.
On April 7, the District of North Vancouver council will vote on a development permit for the five-building, mixed-use project proposed by QuadReal Property Group. If approved, the project would bring 552 new homes and 803 square metres of commercial space to a 1.78-hectare site at the corner of Old Dollarton Road and Seymour River Place.
The plan would replace the aging 58-unit Maplewood Gardens rental complex and two industrial properties with five six-storey buildings. The residential mix includes 376 strata units, 116 market rentals, and 60 non-market rentals. The development also features eight ground-level retail units and a number of live-work spaces along its edges.
Two large public plazas are part of the proposal—one at the southwest corner of the site, intended as a central gathering space for the community, and another at the northwest corner, which will eventually include public art. A central courtyard with play areas, fire pits, and a dog relief zone is planned, along with transportation and other upgrades. These include new sidewalks, bike lanes, landscaping, and the full extension of Seymour River Place through the development.
