District of North Vancouver council will soon be looking at a development proposal by Integra Architecture to redevelop nine single-family homes for 96 townhomes in the Lions Gate Village.
The developer is proposing the townhomes in nine three-storey buildings with 182 parking spaces in an underground parkade. As many as 96 bicycle parking spaces are also being proposed.
Six of these homes are located on Glenaire Drive, while the other three are located on Belle Isle Place. The development site is located on the north side of Belle Isle Park, and currently consists of nine single-family homes.
District staff first received the application in March 2017, which the staff processed in 2018. The developers have since submitted a detailed application for the proposal this July. The LARCO development is to the south, and there are other townhome developments to the north and east. If the project moves forward, it will require rezoning and an OCP amendment.
The latest proposal is one among several townhomes and condo projects in pipeline for the Lions Gate area, one among the five village centres approved for density because of proximity to transit and commercial areas. Over 700 townhomes and condos are in various stages of development in the Lions Gate Village.
“By building on its natural setting near the Capilano Road, its easy access to transit, and its proximity to commercial properties on Marine Drive, we are creating a more vibrant and complete community,” according to DNV.
In March this year, DNV also received an application for a new six-storey hotel in the village. Meanwhile, as construction starts on townhouse complexes in the village, the district continues to work on expanding the Belle Isle Park, including reducing its paved surface and connecting it to a network of green and open spaces that will run through the Lions Gate Village.
