At a council meeting on September 9, the North Vancouver City Council approved a rezoning application for a new residential project at 2146 Western Avenue, which will provide 18 housing units.
The proposal, which replaces two single-family homes, aims to construct three ground-oriented residential buildings. These buildings, two three-storey and one two-storey will house one to four-bedroom units and offer outdoor spaces for residents. The decision was made at a council meeting on July 22, 2024.
The development site spans 1,311.5 square meters and is located near Highway 1. The buildings will provide a mix of unit types, including six one-bedroom, six two-bedroom, two three-bedroom, and four four-bedroom units. The project also includes parking for 17 vehicles, with access from a rear lane. Variances were granted to reduce the required parking spaces and visitor parking, as staff deemed these reductions reasonable due to the site’s location and other transportation management measures.
The project will also include upgrades to streetscapes, sidewalks, and lighting and retain two large Western Red cedar trees. Other trees on the site will be removed to accommodate construction.
Council also requested further improvements to accessibility and traffic planning around the area, particularly at West 23rd Street and Lonsdale Avenue, with reports on these adjustments expected in future meetings.
