Darwin Properties has submitted a preliminary application with the District of North Vancouver to build more than 500 apartments at 2131-21717 Old Dollarton Road.
The plan includes 319 apartments for sale, 135 market-rental apartments, and 58 below-market rental apartments in one 12-storey and four six-storey buildings. The developer is also proposing an extra 25,000 square foot of industrial space as well as parking for 457 vehicles in an underground parkade.
The property is currently occupied by for Maplewood Gardens, a 58 market rental apartment units, and a number of light industrial businesses along Front St.
There is a mix of commercial and multifamily apartments to the north, a one-storey commercial building to the west and a mix of two-storey light industrial buildings and undeveloped land to the east.
The project would require rezoning and development permits for creek hazard; form and character of commercial, industrial, and multi-family development; energy and water conservation; and greenhouse gas emission reductions. Seymour River Place will be extended south from Old Dollarton Road to connect with Front Street to the west of the proposed apartments.
The developer plans to provide public plazas at the northwestern and southwestern corners of the property. Darwin’s latest project falls under the ambit of Maplewood Village Centre, one among the four so-called village centres where DNV council is open to more density.
Roughly 1,500 new residential units along with 100,000 square feet of new commercial space are envisioned by 2030.
Citing density, parking and congestion, the council recently rejected a massive housing proposal by Darwin to build more than 900 apartments at 1325 East Keith Road, the existing location of the North Shore Winter Club.
