District of North Vancouver Council will decide on Monday whether to approve a development permit for a 12-unit townhouse complex at the corner of Ridgewood Drive and Brookridge Drive, clearing the way for builder Domus Homes to demolish three existing houses on the 25,000-square-foot lot.
The proposal calls for five buildings arranged around a central courtyard — three three-storey buildings along Ridgewood Drive and two two-storey buildings stepping down toward the south property line. All 12 units are three-bedroom, ranging from 1,600 to 1,840 square feet, with underground parking accessed from Brookridge Drive. Every residential stall would include a Level 2 EV charging outlet.

Council rezoned the site last May. Staff will be recommending that the permit be issued. According to the report, the applicant has committed to more than $1.4 million in street and infrastructure works, including storm and sanitary upgrades, a new bike lane on Ridgewood, a bus shelter and pullout, new sidewalks on both streets, and an improved crosswalk at the Ridgewood-Brookridge intersection. An additional $200,000 contribution toward pedestrian and cycling improvements in the area was secured through rezoning.
Development Cost Charges are estimated at roughly $449,000, with a Community Amenity Contribution of nearly $336,000 also payable at the building permit stage — funds council can direct toward affordable housing, park improvements, public art, or other local infrastructure.
The development is designed to be fossil fuel-free, using electric heat pumps, water-saving fixtures, and low-emission interior materials. Two units in Building 5 include accessible features with adaptability provisions — among them stacked closets sized for a future elevator. According to the report, the multi-storey townhouse format limits how far those measures can go.
