Staff to recommend approval of 12-unit Glenaire Drive townhouse permit

District of North Vancouver council will consider issuing a development permit for a 12-unit townhouse project at 1883-1901 Glenaire Drive when it meets on July 13, 2026, with staff to recommend approval.

According to the report, Rodcon Construction Management Ltd. has applied on behalf of 1354760 BC Ltd. to build two three-storey buildings over one level of underground parking, including two lock-off suites, on the site at Glenaire Drive and the future extension of Belle Isle Place.

Related bylaws amending the Official Community Plan and rezoning the site to Comprehensive Development Zone were adopted June 1, 2026, following a public hearing in February. The 12 units will range from three to four bedrooms, with 26 vehicle parking spaces and 28 bicycle spaces. Two lock-off suites will offer basic accessible features and step-free outdoor access.

The Advisory Design Panel recommended approval of the project in February 2025, and according to the report, the applicant has since addressed the panel’s concerns around bicycle parking, planters and lighting to staff’s satisfaction.

The project will target Energy Step Code 4 and Emissions Level 3, using electric heat pumps and no fossil fuels. It will also include roughly $190,000 in off-site street improvements, an estimated $244,662 in development cost charges, and a $378,008 community amenity contribution due before building permit issuance.

A construction traffic management plan, coordinated with nearby projects, will be required before construction begins.
