Staff will be recommending approval of the development permit for a proposed 21-unit townhouse project at 3712–3718 Edgemont Boulevard. The issuance of a permit will be discussed by the District of North Vancouver Council this Sunday, May 25.

The project, put forward by BCG Edgemont GP Inc. and designed by Robert Blaney Design, would replace a vacant lot — formerly home to the heritage property known as Sala Gardens, demolished in March 2026 — with five two-storey residential buildings, a shared amenity building, and a single level of underground parking for 42 vehicles.

According to the report, the unit mix includes 6 one-bedroom, 10 two-bedroom, and 5 three-bedroom suites, ranging from roughly 730 to over 2,000 square feet.

Council will also vote on the rezoning of the site to the Comprehensive Development Zone 155 — a step that must happen before the development permit can be issued. The project includes a common amenity building with a gym and bathhouse, two shared outdoor spaces with seating and barbecue facilities, and a landscaped internal courtyard. All 42 parking spaces will be equipped with Level 2 electric vehicle charging. Bicycle storage for 43 long-term and 6 short-term spaces is also planned.

Staff notes the project complies with Step 4 of the BC Energy Step Code, incorporating triple-glazed windows, exterior insulation, a rainwater harvesting system, and drought-tolerant landscaping. Nearly one in five units will include basic or enhanced accessibility features.

The Advisory Design Panel reviewed the application in July 2024 and supported the proposal, requesting improvements to communal outdoor space and landscape screening, which the applicant subsequently addressed.
