Townhome proposal for West Vancouver’s Altamont neighboorhood

District of West Vancouver has received a development application for townhome development on Marine Drive in the Altamount neighbourhood. The applicant seeks to rezone 2905 Marine Drive to allow for an 8-unit cluster housing (townhouse) development on the site.

The site is zoned single-family and  located at 2905 Marine Drive, within the Altamont neighbourhood, on the northwest corner of Marine Drive and 29th Street. The 13,195.8 square feet corner lot is located along Marine Drive directly across from the “29th Street Tennis Courts” and the West Vancouver Presbyterian Church. There is an older single-family home at the site.

The proponent aims for an architecture that is reflective of the “estate-like” character of the Altamont neighbourhood with street side front door entrances. The proposal will retain a large existing cedar tree on the west side of the site and maintain trees north of the site. There will be one level of underground parking with ten parking stalls , and 27 secure bicycle storage stalls and six storage lockers.

The applicant offers a voluntary community amenity contribution (CAC) of $725,000 in cash. Redevelopment will require a new sidewalk, a new westbound bus stop, and a crosswalk with a flashing beacon at Marine Drive. The developer would also be required to provide Development Cost Charges at the building permit stage.

    This is an excellent innovative proposal that will help West Vancouver have a greater diversity of housing options for its citizens.
