District of North Vancouver will vote at a Council meeting on November 15 to issue a development permit for a 26-unit townhome proposal at 342 Mountain Highway.
The site is located at the southeast corner of Mountain Highway and Rupert Street in the Lynn Creek Town Centre.
The property is the assembly of five previous single-family lots and is approximately 20,129 square feet in size.
The project consists of a five-storey building that has a mix of three and four bedroom units that range from 1,225 square feet to 1,811 square feet.
The townhomes will be stacked in two- and three-storey arrangements with 13 of the units accessed from individual entrances on the ground floor.
The upper 13 units are accessed from common walkways on the third and fifth floors.
The proponents, Redic Developments, have reapplied to develop this site, as the development permit they received in 2018 expired in 2020, before the start of construction.
Parking will be provided in a one-level underground garage with a total of 46 parking stalls, including 43 residential spaces and three parking spaces for visitors.
The developer is also providing 72 bike storage spaces. The developer has provided a Community Amenity Contribution of $625,696, which will go towards affordable housing, public art, and other infrastructure improvements.
My hope is that these would stay back away from the roadway. The housing these days is being built almost to the sidewalks and will not leave room for any sort of changes to our roads once housing is built there. No room to tweak the road uses if by chance they get congested. Has any study been done on how many families actually have a bike only and no car? I sure see a lot of large cars with a bike rack on the back.
